
The difference between a renovation that a family can live through and one they cannot is almost entirely protection and housekeeping. Both are cheap compared with repairing a marble floor.
Protection is installed before demolition, not after
Floors, staircases, fixed joinery, sanitary ware, lift lobbies and access routes are covered before the first tool arrives. Corner protection goes on anything that will be walked past a hundred times a day.
Dust is contained at the source
Sealed dust barriers with zipped access, negative-pressure extraction where the work is heavy, and on-tool extraction for cutting and grinding. Fine construction dust reaches every room in a villa within hours if it is not contained where it is produced.
Access is controlled and predictable
One agreed entry route, agreed working hours, no site traffic through living areas, and a known list of who is on site each day. In occupied properties this is as much about privacy and security as it is about mess.
The site is cleared every day
Daily housekeeping is a specification item, not goodwill. Waste out, surfaces swept, tools stored. A tidy site is also a safer and faster site, which is why disciplined contractors insist on it.
Protecting the things people forget
Floor sheets and a dust screen are the visible part. The expensive damage in Dubai homes usually happens somewhere else: fine gypsum dust pulled through the AC system and deposited across every room, marble etched by cement wash, and lift lobbies or shared corridors damaged by material movement in apartment buildings.
We isolate the mechanical system before demolition, filter the returns, and clean the units before the system is put back into normal use. It costs a fraction of a coil clean and a full soft-furnishing wash afterwards.
- Return-air grilles sealed and filters fitted for the duration of the works
- Marble and porcelain protected with breathable board, not plastic that traps moisture
- Joinery, sanitaryware and glazing wrapped and corner-protected
- Lift and corridor protection agreed with building management before mobilisation
- Coil and duct clean before handover so the first cold air is clean air
What protection costs, and why it is cheap
On a typical apartment turnaround in JVC or Business Bay, full protection is a few thousand dirhams. On a villa renovation in Arabian Ranches it is a slightly larger line. Compare that with re-polishing scratched marble, replacing a damaged door set or having a sofa professionally cleaned twice, and the maths stops being an argument.
If a quotation you are comparing has no protection line at all, it has not been removed to save you money. It has been left out, and you will meet it again as damage.
Occupied homes in Dubai communities
Most of the occupied-home projects we run are townhouses in Mudon and Motor City and apartments in JVT and Sports City, where neighbours are close and building management enforces noise windows. Dust barriers, protected access routes and daily clean-downs are what keep a live-in renovation tolerable and keep you on good terms with the building.
