
The difference between a renovation that a family can live through and one they cannot is almost entirely protection and housekeeping. Both are cheap compared with repairing a marble floor.
Protection is installed before demolition, not after
Floors, staircases, fixed joinery, sanitary ware, lift lobbies and access routes are covered before the first tool arrives. Corner protection goes on anything that will be walked past a hundred times a day.
Dust is contained at the source
Sealed dust barriers with zipped access, negative-pressure extraction where the work is heavy, and on-tool extraction for cutting and grinding. Fine construction dust reaches every room in a villa within hours if it is not contained where it is produced.
Access is controlled and predictable
One agreed entry route, agreed working hours, no site traffic through living areas, and a known list of who is on site each day. In occupied properties this is as much about privacy and security as it is about mess.
The site is cleared every day
Daily housekeeping is a specification item, not goodwill. Waste out, surfaces swept, tools stored. A tidy site is also a safer and faster site, which is why disciplined contractors insist on it.
If you plan to remain in the property during works, ask any contractor to show you their protection and housekeeping scope in writing before you compare prices.
