Which floor should I choose for a Dubai villa with kids and sand?

Accepted Answer

Large-format porcelain wins for almost every family: it doesn't etch, doesn't need sealing, handles sand without scratching, and comes in convincing marble and wood looks. Real marble is beautiful but it's a maintenance commitment. Engineered wood is lovely in bedrooms and majlis, poor in wet zones.

What is set-out and why does it matter so much?

Set-out is where the first tile lands and which direction the pattern runs. Done properly you get full tiles at the entrance and in sightlines, and thin slivers hidden under joinery. Done badly you get a 3cm cut across the middle of your living room forever. It costs nothing extra to plan and it's the difference between a floor that reads professional and one that doesn't.

Can you lay a new floor over the existing tiles?

Accepted Answer

Sometimes — it saves time and dust if the existing floor is sound and the door and threshold heights allow the extra build-up. We tap-test for hollow tiles first; laying over a drummy floor guarantees cracks. We'll tell you which case you're in.

How long does a full villa floor take?

Accepted Answer

Roughly one to two weeks per floor for a standard villa, plus curing before heavy furniture returns. We can phase it room by room so you keep living there.

Do you match into the existing floor if I only redo part of the house?

Accepted Answer

We source the closest available match and, where an exact match no longer exists, we design a deliberate threshold or border so the change reads as intentional rather than as a repair.
